Buying a home is one of the most exciting milestones in life, but if you’re not prepared, the extra costs can sneak up on you. Most buyers focus on the down payment, but there are several other expenses that come with purchasing a home. If you go in with a solid budget and a good understanding of these costs, you’ll avoid surprises and set yourself up for success. Let’s break down some of the hidden costs of buying a home so you know exactly what to expect.  

1. Closing Costs (2-5% of the Loan Amount)

The down payment isn’t the only big expense at closing. You’ll also have closing costs, which typically range from 2-5% of your loan amount. These cover things like lender fees, title insurance, the home appraisal, and escrow fees. If you’re financing your home, your lender will provide a Loan Estimate early in the process, which gives you an idea of what to expect. Many buyers are shocked by closing costs, so planning for them upfront can save you a lot of stress.  

2. Home Inspections ($300-$600+)

A home inspection is one of the smartest investments you’ll make when buying a home. While it’s not required, skipping it can be a costly mistake. A standard inspection typically costs $300-$600, but if the home is older or has potential concerns, you might need additional inspections for radon, termites, mold, or sewer issues. These can add a few hundred dollars, but they can also save you thousands in unexpected repairs.  

3. Property Taxes & Homeowners Insurance

Once you own the home, you’ll be responsible for property taxes and homeowners insurance, which can vary based on location and home value. If you’re financing your purchase, your lender will usually roll these into your monthly mortgage payment, but you may have to pay a portion upfront at closing. Before buying, take the time to research property tax rates in your area and get a homeowners insurance quote so you have a clear picture of what your monthly costs will be.  

4. Moving Expenses ($500-$5,000+)

Moving is one of those things that seems simple until you start adding up the costs. Whether you’re hiring movers, renting a truck, or doing it yourself, there will be expenses. If you’re moving out of state or need storage, those costs can climb even higher. And don’t forget about deposits for utilities, internet setup, and possibly even new furniture to fit your space. The last thing you want is to buy your dream home and then realize you don’t have the budget to actually move in comfortably.  

5. HOA Fees & Community Costs ($100-$500+/month)

If you’re buying in a neighborhood with a homeowners association (HOA), there will be monthly or annual dues. These fees cover things like neighborhood maintenance, pools, parks, and other amenities. Some HOAs also have special assessments for unexpected repairs or improvements, so always review the HOA rules and fees before making an offer. The last thing you want is to buy a home only to realize you have an unexpected $300 HOA fee every month.  

6. Immediate Repairs & Maintenance ($1,000-$5,000+ in the First Year)

Even if your new home is move-in ready, you’ll likely have some unexpected expenses. You might want to change the locks, repaint, upgrade appliances, or take care of minor repairs. If you’re buying an older home, you could need larger repairs, like a new water heater or HVAC servicing. A good rule of thumb is to set aside 1-2% of your home’s value each year for maintenance and repairs, just to be safe.  

7. Private Mortgage Insurance (PMI) (If Your Down Payment is Less Than 20%)

If you’re putting down less than 20%, you may be required to pay private mortgage insurance (PMI). This protects the lender in case you default on the loan, and it’s an extra monthly cost that can add up quickly. The amount depends on your loan and credit score, but it’s something to factor into your budget. If you want to avoid PMI, consider saving for a larger down payment or looking into loan programs that don’t require it.
