Madison County, KY Real Estate Market Update — August 2026

If you've been wondering what the real estate market is doing in Richmond, Kentucky right now, August gave us a pretty interesting answer:

Buyers have more choices. Homes are taking a little longer to sell. And while August sale prices came in lower than last August, Madison County home values are still up for the year overall.

In other words, this isn't a market I'd describe with one simple word like "good" or "bad."

It's a market where strategy matters.

And whether you're thinking about buying a home in Richmond, selling a home in Madison County, or simply trying to figure out whether now is the right time to make a move, understanding what's happening locally is far more useful than relying on national real estate headlines.

I work with buyers and sellers throughout Richmond and the surrounding Madison County area, and here's what I'm seeing in the numbers for August 2026.

Madison County Real Estate Market Snapshot — August 2026

Here's how the Madison County residential real estate market compared with August 2025:

Those numbers tell us that August was noticeably softer than the same month last year. There were fewer closings, more homes available for buyers to choose from, and homes took slightly longer to sell.

But there's another number I don't want buyers or sellers to miss.

Are Home Prices Falling in Richmond, KY?

This is exactly why I don't recommend looking at one month's numbers in isolation.

Yes, August's median sale price of $284,375 was 7.97% lower than August 2025, and the average sale price was down 9.83%.

But when we zoom out and look at 2026 year-to-date, the picture changes.

Through August:

Median sale price: $305,000 in 2026 vs. $297,697 in 2025 — up 2.45%

Average sale price: $336,119 in 2026 vs. $320,857 in 2025 — up 4.76%

So does one softer month mean Richmond and Madison County home values are suddenly crashing?

The year-to-date data doesn't support that conclusion.

Instead, we're seeing the kind of month-to-month fluctuation that can happen based on which homes actually close during a particular period.

And this is one reason having a REALTOR® who actually follows the Richmond and Madison County market matters. National statistics—or even one local headline number—can't tell you what your particular home is worth or what you should offer on the house you're considering.

That's where I come in.

Buyers Have More Homes to Choose From in Madison County

This may be the most important August number for anyone currently house hunting.

There were 379 active residential listings in August 2026 compared with 342 in August 2025 — an increase of 10.8%.

More inventory generally means buyers aren't being forced to make decisions quite as quickly as they were when inventory was extremely limited.

And we're seeing that reflected in the absorption rate.

Madison County's absorption rate increased to 3.49 months, compared with 3.39 months last August.

That still represents an active housing market, but buyers have more room to compare properties and make thoughtful decisions.

For my buyers, that's important.

The goal isn't simply to get you under contract.

My job is to help you understand what you're buying, evaluate the property and the numbers, negotiate intelligently, navigate inspections and appraisal, and get you from "I think I want this house" all the way to the closing table with as few surprises as possible.

Especially if you're a first-time home buyer in Richmond, KY, having more inventory can create opportunities that simply weren't available during the most competitive years.

But Sellers: Homes ARE Still Selling

More inventory does not mean sellers should panic.

Madison County recorded 106 residential sales during August, and year-to-date sales are almost identical to last year: 844 homes sold through August 2026 compared with 845 during the same period of 2025.

That's a difference of one home.

Think about that for a second.

Despite all the conversations about interest rates, affordability, changing inventory and market uncertainty, the number of Madison County residential properties sold through August is essentially unchanged from last year.

Buyers are still buying.

The difference is that sellers have more competition for those buyers.

And that's where your listing strategy becomes incredibly important.

Selling a Home in Richmond, KY? Pricing Matters More Now

One number I pay very close attention to as a Richmond-area REALTOR® is days on market.

The average cumulative days on market for August was 55 days, compared with 52 last August. The median increased from 23 days to 28 days.

At the same time, the broader Madison County MLS data shows substantial inventory available to buyers.

That changes the conversation for sellers.

When buyers have several homes to choose from, your home needs to make sense compared with the competition.

That doesn't mean automatically pricing low.

It means understanding:

  • what comparable homes have actually sold for,
  • what you're competing against right now,
  • how your home's condition and updates affect its value,
  • how buyers are behaving in your particular price range, and
  • how to position the property so buyers see the value.

This is exactly the work I do with my sellers before we ever put the sign in the yard.

Because putting a price on Zillow and hoping someone comes along isn't a marketing strategy.

Some Madison County Price Ranges Are Moving Differently Than Others

Here's another reason I don't believe in giving every Richmond-area homeowner the same generic market advice.

Different price points are behaving very differently.

For example, August recorded:

20 sales between $200,000–$249,999, up 53.8% from 13 last August.

Meanwhile, 28 homes sold between $300,000–$399,999, down from 43 last August.

And 7 homes over $500,000 sold, compared with 16 during August 2025.

But again, look at the year-to-date numbers and we get more context.

Sales of homes priced $400,000–$499,999 are up 41.3% year-to-date, while sales at $500,000+ are up 26.8%compared with the same period last year.

That's why the question isn't simply:

"How is the Richmond, KY housing market?"

A better question is:

"How is the market for MY house?"

And that's a question I can actually help you answer.

Is Richmond, KY a Buyer's or Seller's Market in August 2026?

I'd describe the current Madison County real estate market as more balanced and more nuanced than the highly competitive markets we've experienced in recent years.

Buyers have more inventory.

Homes are taking somewhat longer to sell.

Sellers are competing more directly with other listings.

But home prices are still up year-to-date, and overall year-to-date sales activity is virtually identical to 2025.

That combination creates opportunities on both sides of the transaction—if you know how to navigate it.

For buyers, there may be more opportunity to negotiate price, repairs, closing costs or other terms depending on the property.

For sellers, today's market rewards accurate pricing, strong presentation, good marketing and an agent who understands what buyers are responding to.

Should I Buy a House in Richmond, KY Right Now?

If you're financially ready and you find the right house, I wouldn't make your decision solely around trying to perfectly time the market.

You could wait for prices to fall and see them rise instead.

You could wait for interest rates to change and suddenly find yourself competing with more buyers.

Or conditions could move in the opposite direction.

None of us can guarantee what happens next.

What we can do is look at your situation, the current Madison County housing market, the homes available within your budget, your financing and your long-term plans and determine whether buying makes sense for you.

Should I Sell My Richmond, KY Home Right Now?

Maybe—and this is where getting hyperlocal becomes even more important.

Your answer depends on your neighborhood, price range, condition, competition and what you plan to do after the sale.

The August numbers tell us buyers are absolutely still purchasing homes.

They also tell us that simply listing a property isn't enough.
