One of the most common questions I get from buyers in Richmond, Kentucky is:
“We got clear to close… now what happens?”
Getting clear to close is a big milestone, but it does not mean the process is finished yet. There are still a few important steps between clear to close and closing day, and this is the stage where small mistakes can still cause delays if things aren’t handled correctly.
As a REALTOR® working with buyers and sellers throughout Richmond, Berea, and all of Madison County, I stay involved all the way through closing to make sure everything stays on track. In this guide, I’ll explain exactly what happens after clear to close in Kentucky, what to expect before signing, and how to avoid last-minute problems.

Clear to close means the lender has finished underwriting and approved the loan.
At this point:
Income has been verified
Credit has been checked
Appraisal has been completed
Title work has been reviewed
Conditions have been cleared
The lender is now allowed to prepare the final closing documents.
This is a great sign, but there are still a few steps left before you get the keys.
Before closing, the lender must send a document called the Closing Disclosure.
This shows:
Final loan amount
Interest rate
Monthly payment
Cash needed at closing
Closing costs
Taxes and insurance
By law, buyers must receive the Closing Disclosure at least 3 business days before closing.
If changes happen after this document is sent, the closing date may have to move.
This is one reason I always tell buyers not to make financial changes right before closing.
Before closing, the buyer will need to bring the required funds.
This may be done by:
Wire transfer
Cashier’s check (depending on amount)
Certified funds
The title company will give exact instructions.
Wire fraud is a real concern, so I always remind my clients to verify instructions directly with the title office before sending money.
Never rely on email alone for wiring instructions.
Buyers usually do a final walkthrough shortly before closing.
This is to make sure:
The home is in the same condition
Repairs were completed if agreed
Nothing was removed that should stay
No new damage has happened
This is not another inspection — it’s just a final check before signing.
If something is wrong, we address it before closing instead of after.
In Kentucky, closings are typically handled by a title company or closing attorney.
They prepare:
Deed
Loan documents
Settlement statement
Transfer tax paperwork
Recording documents
I stay in contact with the title office during this stage to make sure everything is ready before the closing appointment.
Most delays happen when paperwork is missing, and catching issues early prevents that.
Even after clear to close, delays can still happen if:
Buyer changes jobs
Buyer opens new credit
Funds cannot be verified
Title issue appears
Appraisal revision needed
Closing disclosure must be re-issued
Seller paperwork not complete
This is why I always tell clients:
Don’t change anything financially until after closing.
Keeping everything stable helps the process finish smoothly.
In most Richmond and Madison County transactions, possession happens:
At closing, or
At a time written in the contract
Sometimes sellers need extra time, or buyers allow a short rent-back.
This should always be written into the contract ahead of time so there are no surprises.
I make sure possession terms are clear before we ever go under contract.
Most deals don’t fall apart at the beginning.
They fall apart at the end when:
Deadlines get rushed
Paperwork is incomplete
Expectations aren’t clear
Someone makes a financial change too late
My job during this stage is to keep everything organized so closing day feels simple, not stressful.
When the process is handled correctly from the start, the last week should feel easy.
Does clear to close mean the loan is final?
It means the loan is approved, but closing documents still need to be prepared.
Can closing still be delayed after clear to close?
Yes, if paperwork, funds, or title issues come up.
Do buyers have to wire money before closing?
Usually yes, or bring certified funds depending on the amount.
Do you get the keys at closing in Kentucky?
Most of the time yes, unless the contract says otherwise.
Can buyers make purchases after clear to close?
It’s best not to. New debt can still cause problems before closing.
